I'll help you navigate all the real estate investment options from income producing rental properties to fix and flip properties.  Assisting you every step of the way, offering recommendations and guidance to get the best price for your investment.

Once I've received your information, I will begin researching and detailing a comprehensive market evaluation and schedule a time to meet with you (in person or virtually) to discuss listing and marketing your rental property.

Real Estate Guidance

Okay, you've decided you want to buy a home but what's the next step?

Knowing your purchasing position is most important (unless you are paying with cash) so reaching out to a lender should be your first priority.  Your lender will need financial documents and information to help determine how much you are qualified for, down payment requirement, what your monthly payment will be and much more.  

After your lender has determined what amount you are qualified for, I'll gather information regarding your needs and wants for your new home, then -

  • Set up a real time portal based on your specific criteria, enabling you to receive new listing as soon as they hit the market.

  • Email listing information, photos and virtual tours, allowing you to narrow down to your favorite properties.

  • Arrange tours for your favorite homes, at your convenience - daily, until dark.

Now that you've found the home of your dreams, you can expect - 

  • A comprehensive market analysis 

  • Assistance in determining an offer price

  • Expert negotiating on your behalf

  • Support and guidance through all aspects of the process (including but not limited to) -

Amendments, attend closing, contracts, deadlines, earnest money, HOA, inspectors, lenders, paperwork, surveys and home warranties.

There are several steps in preparing your property to ensure you receive the best return on your investment.  I'll assist you through the entire process from preparing your property to list, to sharing your home through extensive and innovative marketing platforms and ultimately closing under the best terms for the current market.

Leasing and Apartment Locating

First time renter or new to the Austin area and need to lease a home? Current lease ending soon and not sure when to start looking?

 

Austin's high demand causes availability and prices to fluctuate frequently.  The most appropriate time to start looking is when you and all occupants are -

  • Available together to view options

  • Ready to decide, commit and submit application, application fee, security deposit and sometimes, administration fee.

For apartment rentals, begin your search 30-60 days prior to when you are willing to make your first rent payment.

For houses, duplexes or townhome leasing, begin your search 1-3 weeks prior to when you are willing to make your first rent payment.

Now that you've figure out the most appropriate time to start your search, make sure you qualify!  Qualifying requirements can vary from property manager to owner but be prepared for these common rental requirements-

  • Verifiable income with a gross monthly minimum of 3-3.5 times the rental rate. Some rentals allow co-signors or guarantors. 

  • Credit scores preferably in the 600's or higher, however in some cases a lower credit score is not always a disqualifier if other requirements are favorable.  In some cases, offering a double or larger security deposit or additional rent up front can improve chances of approval.

  • Typically two years of favorable, verifiable rental history.​
